    If you are actively seeking to purchase a holiday property in Spain, you could do much worse than to consider the beautiful Costa Calida. You have never heard the name before, but you soon will, as more and more English and other Europeans are buying there. With building land costing more in the more well known, Costa Blanca and Costa del Sol, many of the large developers and builders have set up there and are planning big developments and holiday resorts, usually centred around a golf club or two.

    The Costa Calida is in the south of Spain, just north of the Costa Almeria and further south of the Costa Blanca. With a wonderful climate, very hot in the long summer, plus warm in the winter and very, very dry, you may wonder why it has not been redeveloped in the past. The reason is the communications and infrastructure, which until very recently, especialy the road system on the Costa Calida was quite poor and there was no international airport serving the region. With EU cash the major roads have been upgraded and the previously military airport at San Javier (now renamed Murcia Airport) has been rebadged as an international terminal. Already most of the budget airlines are flying there from ever more towns with very cheap flights, in actual fact I personaly have flown from London, Stansted for lees than £25 on a few occasions in just over two hours. You have not got far to travel once you have landed either, as the main and only runway virtually stretches to the beach at the Mar Menor (The famous inland sea) making for very interesting landings.

    Real, modern local Spanish towns like Los Alcazares and San Pedro are already seeing the benefits with price rises in Costa Calida property and the old favourite of the La Manga Strip and golf club are booming. Currently brand new 2 bedroom apartments can be purchased off plan for about £82,000 or maybe less and villa prices start at an unbelievable £105,000 just a few miles inland, probably less than a third of the price you would expect to pay on the Costa del Sol. If you want to rent out your holiday property, I would always suggest buying on a Costa Calida golf complex, that way you will get bookings virtually all the year round with families in the peak times and golf parties in the spring and autumn.

    The local Costa Calida beaches are perfect and the very shallow waters of the Mar Menor are usually warm and safe for bathing. There are plenty of fine restaurants to be found, with lower prices than you would pay elsewhere in Spain. With short, cheap flights, low prices and loads of sunshine, I expect Costa Calida properties to be a very good long term investment.
